But as the pandemic drags on and the economy struggles, there’s some question about how long home sales can keep the pace.</p>
<p>The short answer: as long as home demand keeps outpacing supply, prices won’t be declining anytime soon. However, a sustained economic disruption could soften demand. Here’s a look at the <a href="https://www.bls.gov/regions/midwest/summary/blssummary_columbus_oh.pdf">Central Ohio economy</a> as of August 2020, according to the U.S. Bureau of Labor Statistics:</p>
<p>Columbus area unemployment stood at <strong>8.3%</strong>, just below the national average of 8.5%. Franklin County had the highest unemployment at 9.1%. Delaware County has the lowest at 6.1%.</p>
<p>The Central Ohio industries with the most job losses include:</p>
<ul>
<li>Leisure and Hospitality services = 26.3% decline in employment</li>
<li>Other service-oriented industries = 15.5% decline in employment</li>
<li>Education and Health services = 7.9% decline in employment</li>
</ul>
<p>The Central Ohio industries with the least job losses include:</p>
<ul>
<li>Government = 1.3% decline in employment</li>
<li>Professional and business related services = 4.9% decline in employment</li>
<li>Manufacturing = 5.1% decline in employment</li>
</ul>
<p>In the middle of the pack, financial services, information technology, and construction have employment declines between 6% and 7.6%.</p>
<p>It should be noted that these figures already represent some improvement from the state of the economy a few months ago. Still, the economy will need time to get back to the levels enjoyed prior to the pandemic.</p>
<p>So long as the Central Ohio economy continues its gradual recovery, and housing inventory remains limited while home demand remains strong, <a href="http://www.buyershome.com/home-buying-basics/first-time-home-buyers/">Columbus home buyers</a> will continue to face a competitive market in the months ahead. <p>The study compared average rents around the country from the second quarter of 2019 to the second quarter of 2020. Despite the pandemic and a spike in unemployment, average rents have increased in most U.S. states, especially for 2-bedroom apartments and studio units.</p>
<h3>Columbus Rent Prices as of Summer 2020</h3>
<p>Here’s how apartment rents in Columbus stack up, based on second-quarter 2020 data:</p>
<ul>
<li>Studio average rent = $1,138.40, increase of <strong>22.96</strong>%</li>
<li>1-bedroom average rent = $1,130.43, increase of <strong>12.84</strong>%</li>
<li>2-bedroom average rent = $1,346.15, increase of <strong>13.95</strong>%</li>
</ul>
<p>When compared to other cities in the U.S., the rent jumps in Columbus rank as follows:</p>
<ul>
<li><strong>6<sup>th</sup></strong> highest in U.S. for studio apartment rent increases</li>
<li><strong>10<sup>th</sup></strong> highest in U.S. for 1-bedroom apartment rent increases</li>
<li><strong>9<sup>th</sup></strong> highest in U.S. for 2-bedroom apartment rent increases</li>
</ul>
<p>Meanwhile, developers have been adding apartment supply to the Columbus Metro. About 1,000 new units are coming to market in Downtown Columbus this summer, with hundreds more in the works for the Short North, Brewery District, Franklinton and Italian Village areas. The added inventory should help balance demand, which in turn may slow future rent hikes.</p>

										<content:encoded><![CDATA[<p>The Franklin County Auditor’s office released new property appraisals August 22, 2020. If you agree with the tentative property value, no action is necessary. If you disagree with it, you can speak with an appraiser to discuss your property value.</p>
<p>Speaking with an appraiser occurs during a “<a href="http://apps.franklincountyauditor.com/KnowYourHomeValue/Home/Preparing" class="broken_link">review session</a>” and they can be performed virtually or in-person. Scheduling is open as of August 24 – don’t delay!</p>
<ul>
<li>August 21: Tentative Value Letters Mailed</li>
<li>August 24: Scheduling Opens</li>
<li>September 1 through October 3: Informal Review Sessions</li>
<li>October 9: Deadline to Submit Documents for Review</li>
<li>December: Final Values Determined</li>
<li>March 31, 2021: Board of Revision Deadline</li>
</ul>
<p>The updated valuation is meant to keep pace with the market. It is not intended to increase or decrease anyone’s property taxes in particular. Of course, an increase in property valuation means you could see a future increase in your property tax bill. You can learn more about the relationship between home value and property taxes at <a href="http://apps.franklincountyauditor.com/Content/informals/UnderstandingPropertyValueAndPropertyTax.pdf" class="broken_link">apps.franklincountyauditor.com</a>.</p>
<p>If you dispute the valuation, you should present supportive documentation. Examples:</p>
<ul>
<li>A professional opinion of value</li>
<li>Evidence of detrimental property conditions</li>
<li>Sale comparisons supporting your opinion of value. The Franklin County auditor does not allow Short Sales, Foreclosures or distressed transactions as market comparisons.</li>
<li>Evidence of your current home asking price, if listed for sale, and/or proof of offers</li>
<li>If your home is a recent purchase, a copy of your final purchase agreement</li>
<li>If your property is rented out, proof of current rental amount</li>
</ul>

We are the fastest-growing metro in the Midwest! And since 2010, Metro Columbus has lead the Midwest in employment growth and Gross Domestic Product (GDP.)</p>
<p>In fact, Metro Columbus in on track for the best decade of economic growth in its history. From January 2010 through November 2017, seasonally-adjusted net employment increased by <strong>144,599</strong> jobs. At the current pace, an estimated 184,000 jobs will be created by 2020.</p>
<p>Incomes are also on the rise. From 2010 through 2016, personal per capita income increased by <strong>24.4%</strong>, and is projected to reach 40% by the year 2020. During the first six months of 2017 alone, regional wages grew by <strong>4.7%.</strong></p>

<p>In case you’re unfamiliar with the term, a “hipster” is a person who is “unusually aware of, and interested in, new and unconventional patterns.” In other words, hipsters dig eclectic music and contemporary design, and are front-runners in culture, fashion and cuisine. They frequent independent coffee shops, boutiques, craft beer pubs and farm-to-table restaurants.</p>
<p>When you combine a “hipster” with a house flipper, you get a “flipster.” According to Columbus Business First and the Los Angeles Times, Millennial real estate investors are finding success by purchasing older properties and updating them to reflect their own Generation Y tastes. <p>Millennials are portrayed as fickle and transient, but the report found that they are seeking the stability of homeownership even more than their parents. Two-thirds of millennial renters view homeownership as part of the American Dream.</p>

Aside from building wealth, here are the top five reasons, according to <a href="https://www.keepingcurrentmatters.com/2017/09/15/top-5-reasons-why-millennials-choose-to-buy-infographic/?utm_campaign=Blog_Promo&amp;utm_medium=Social&amp;utm_source=Facebook&amp;utm_content=dailyblogpost" target="_blank" rel="noopener noreferrer">NerdWallet’s Millennials &amp; Homebuying Study</a>:</p>
<p>1.  <strong>They want control over their living space.</strong> A whopping 93 percent of young renters want to own so they can paint and renovate however they wish. They also want the freedom to grow their family or own pets and to have the space for doing so.</p>
<p>2.  <strong>They want a sense of privacy and security.</strong> These go hand-in-hand in homeownership, and 90 percent of millennials want this from homeownership. When you own, you have more control over who has access to your space and how you choose to secure it.</p>
<p>3.  <strong>They want to live in a nicer home.</strong> With rent prices skyrocketing, many young renters are living in outdated spaces to save money. This is why 81 percent of millennials want to live in a nicer space, which they can do by renovating or by buying a home that is newer and upgraded.</p>
<p>4.  <strong>They want to feel engaged in their community.</strong> Owning a home in a community can make you more involved, as 75 percent of millennials reported. When you stay put and get to know your neighbors, and when your home value depends partly on your surroundings, you care more!</p>
<p>5.  <strong>They want to have flexibility in future decisions.</strong> Owning a home is like forced savings, which gives your future more options. This is why 53 percent of millennials find it important to have financial options for the future in case of unforeseen circumstances.</p>
