If you enter discussions with a salesperson at a model home, or speak with a builder at a trade show, that builder can claim you as their direct client. This makes it difficult to bring in your own representation later in the process!

Builders may have their own financing company, which they tend to push. However, you might find better lending offers on your own!

Builders try to sell the least desirable lots in a development first. They may not tell you about the better lots they are holding back. After “selling out” of the least desirable lots, builders then charge a premium for the remaining, most desirable sites.
