Here are the highlights, along with our own comments!</p>
<p>Every three years, Ohio real estate property values are re-assessed by your friendly neighborhood tax auditor. The 2017 audit resulted in a 14% increase in residential property values, compared to the last audit in 2014.</p>
<p>Before we go further, it’s important to understand that property values are always subject to change, and that tax auditors are only looking at values at a given moment in time. For example, Metro Columbus home values plummeted during the Great Recession. The property tax audit that followed in 2011 reflected a countywide drop in home values of 6.7%.</p>
<p>For the past few years, Metro Columbus homeowners have enjoyed year-over-year gains in market values. With that growth comes an increase in taxable value! Here’s how the 2017 tax assessment is expected to affect property taxes, based on tentative parcel valuation data, broken down by school district:</p>
<p><strong>Bexley:</strong> Average property tax increase, <strong>2.39%. </strong>Average property value increase, 13.7%.</p>
<p><strong>Canal Winchester:</strong> Average property tax increase, <strong>2.0%. </strong>Average property value increase, 14.9%.</p>
<p><strong>Columbus:</strong> Average property tax increase, <strong>2.57%. </strong>Average property value increase, 15.5%.</p>
<p><strong>Dublin:</strong> Average property tax increase, <strong>1.33%. </strong>Average property value increase, 8.5%.</p>
<p><strong>Gahanna:</strong> Average property tax increase, <strong>2.07%. </strong>Average property value increase, 13.3%.</p>
<p><strong>Grandview Heights:</strong> Average property tax increase, <strong>4.15%. </strong>Average property value increase, 29.9%.</p>
<p><strong>Groveport Madison:</strong> Average property tax increase, <strong>1.86%. </strong>Average property value increase, 15.9%.</p>
<p><strong>Hilliard:</strong> Average property tax increase, <strong>1.49%. </strong>Average property value increase, 10.5%.</p>
<p><strong>New Albany:</strong> Average property tax increase, <strong>1.58%. </strong>Average property value increase, 11%.</p>
<p><strong>Hamilton:</strong> Average property tax increase, <strong>2.57%. </strong>Average property value increase, 17.3%.</p>
<p><strong>Reynoldsburg:</strong> Average property tax increase, <strong>1.84%. </strong>Average property value increase, 13.7%.</p>
<p><strong>South-Western City:</strong> Average property tax increase, <strong>2.17%. </strong>Average property value increase, 14.6%.</p>
<p><strong>Westerville:</strong> Average property tax increase, <strong>1.68%. </strong>Average property value increase, 13.8%.</p>
<p>Homeowners will begin receiving their tentative property value statements during August 2017. If you disagree with your new assessed property value, you can discuss it at an Informal Value Review session. These sessions will be held from September 5 through September 28.
