The conveyance fee has increased by $1.00 per every $1,000 in sales price, bringing the total conveyance fees to $3.00 per every $1,000 in sales price. For example, on a $300,000 home sale, the conveyance fees would amount to $900.00.

Franklin County homeowners can use an online calculator to estimate their conveyance fees at franklincountyauditor.com.

The new conveyance fee will be used to boost funding for the development of affordable housing units in Franklin County. While Franklin County already directs a portion of conveyance fees to affordable housing, it’s estimated that the county will see a 50% increase in population by 2050. The fee increase is intended to meet the future housing needs of a growing population amid ever-rising real estate costs.

With the increase, Franklin County’s conveyance fee is on par with Delaware, Licking, Madison and Pickaway counties.

Conveyance fees are part of the home seller’s closing costs, and do not directly affect home buyers, per se. But whenever the cost of a home sale goes up, it can mean that home sellers will be less generous when negotiating with buyers.

But don’t worry – we know how to put purchase offers in the best possible light, and how to successfully negotiate the best price and terms for our Buyer-Clients!

As your Exclusive Buyer’s Broker, we serve your best interests at all times! Here are the highlights, along with our own comments!

Every three years, Ohio real estate property values are re-assessed by your friendly neighborhood tax auditor. The 2017 audit resulted in a 14% increase in residential property values, compared to the last audit in 2014.

Before we go further, it’s important to understand that property values are always subject to change, and that tax auditors are only looking at values at a given moment in time. For example, Metro Columbus home values plummeted during the Great Recession. The property tax audit that followed in 2011 reflected a countywide drop in home values of 6.7%.

For the past few years, Metro Columbus homeowners have enjoyed year-over-year gains in market values. With that growth comes an increase in taxable value! Here’s how the 2017 tax assessment is expected to affect property taxes, based on tentative parcel valuation data, broken down by school district:

Bexley: Average property tax increase, 2.39%. Average property value increase, 13.7%.

Canal Winchester: Average property tax increase, 2.0%. Average property value increase, 14.9%.

Columbus: Average property tax increase, 2.57%. Average property value increase, 15.5%.

Dublin: Average property tax increase, 1.33%. Average property value increase, 8.5%.

Gahanna: Average property tax increase, 2.07%. Average property value increase, 13.3%.

Grandview Heights: Average property tax increase, 4.15%. Average property value increase, 29.9%.

Groveport Madison: Average property tax increase, 1.86%. Average property value increase, 15.9%.

Hilliard: Average property tax increase, 1.49%. Average property value increase, 10.5%.

New Albany: Average property tax increase, 1.58%. Average property value increase, 11%.

Hamilton: Average property tax increase, 2.57%. Average property value increase, 17.3%.

Reynoldsburg: Average property tax increase, 1.84%. Average property value increase, 13.7%.

South-Western City: Average property tax increase, 2.17%. Average property value increase, 14.6%.

Westerville: Average property tax increase, 1.68%. Average property value increase, 13.8%.

Homeowners will begin receiving their tentative property value statements during August 2017. If you disagree with your new assessed property value, you can discuss it at an Informal Value Review session. These sessions will be held from September 5 through September 28. In order to win any changes to your taxation value, you’ll need to supply proof to support your figures. See the Franklin County Auditor website for more information.

If you are among our past Buyer-Clients, we can help you prepare for the Informal Value Review! Contact us if you’d like an analysis of recently-sold comparable homes that may help justify a reduction in your tax valuation.
