Central Ohio Homeowners are Happy to Stay Put

When it comes to putting down roots, homeowners in Central Ohio have carved out quite a niche. According to a 2020 study by SmartAsset, reported in Columbus Business First, Worthington homeowners have held their properties for an average of 24.8 years. The national average for home retention is 13 years.

Long-term home ownership is also found in Pickerington, where homeowners have stayed in their residences for an average of 23.7 years. Delaware homeowners have been sticking around for an average of 18 years.

These embedded homeowners are reaping the benefits of wise home purchases in the past. For example, Worthington residents are spending an average of just 18% of their income on home ownership costs.

Worthington’s low ratio of distressed property, home ownership length and home value appreciation earned it the title of “Most Stable Housing Market in Ohio” by SmartAsset.

Earlier this year, SmartAsset named Pickerington and Hilliard among the “Top 10 Housing Markets in Ohio” based on neighborhood stability, speed of home sales, and home prices relative to income.

While this is great news for Central Ohio homeowners, it’s also an example why Columbus area home buyers have limited inventory to choose from. Homeowners simply do not have much motivation to move. Many purchased their homes during a less expensive period, and have refinanced their mortgages as interest rates fell.

Hilliard is a Hot Spot for Millennial Home Buyers

In a recent blog post, we talked about Columbus being the hottest “hipster” real estate market for young adults. New statistics are backing this up, and placing Hilliard in a shared spotlight for Millennial appeal!

According to Columbus Business First, Hilliard places at #10 in the list of 50 Hottest Zip Codes in the U.S. for home sales. An influx of young adults is behind the surge, as evidenced by Millennials possessing 41% of the new mortgages on record. The home ownership rate among Millennials residing in zip code 43026 is an admirable 59%.

Just how popular is Hilliard? The pace of 2017 home sales suggests it’s among the top choices for today’s buyers, with homes selling in about 25 days on average. This is 37% faster than the pace of last year’s home sales, which were already brisk.

With popularity comes higher prices. Hilliard home prices increased 24.8% from 2016, reaching a median list price of $259,011.

Millennials, and home buyers of all generations, are drawn to Hilliard for its housing affordability as well as its variety of amenities. Beautiful parks, hiking trails and tree-lined streets are complimented by high-rated schools, a charming downtown and ample shopping and dining.

Metro Columbus Real Estate Market Shows Strength

Most of the healthiest housing markets in Ohio are located in Metro Columbus, according to a study by SmartAsset, as published in Columbus Business First. SmartAsset evaluated Ohio real estate markets on criteria such as home values, ease of home sales, ownership costs and how long residents keep their homes. Based on this criteria, the top real estate markets in Ohio include:

Greenville
Heath
Newark

Complimenting this report, is another article by Columbus Business First showing that Metro Columbus home prices posted solid gains during August 2016. Median sales prices increased by 5.5% in Central Ohio on a year-over-year basis. The pace of sales was also brisk, with single-family home and condominium sales up by 4.8% compared to a year ago. August 2016 marks the most active August market on record.

Limited home inventory has been an ongoing challenge. Officially, Metro Columbus home inventory in August 2016 was down by 21% compared to a year ago. We say “officially” because industry statistics based on the Columbus Regional Multiple Listing Service do not count homes For Sale by Owner, or homes for sale by builders. Our true home inventory is always a little higher than what is statistically reported.

Still, this is a market that requires home buyers to be well-prepared and well-protected! It is essential to have your home financing plan in order, and understand your home buying priorities. Hilliard is a growing Columbus suburb known for its quality schools, family events and historic downtown
