<p><a href="https://www.buyershome.com/exclusive-buyer-agent-exclusive-buyer-broker/">Central Ohio home buyers</a> have the best home selection in years, according to the latest data by Columbus REALTORS<sup>©</sup>! Home inventory increased over <strong>20%</strong> on a year-over-year basis as of July 2025. Currently, Central Ohio is sitting on the highest housing inventory since 2016, providing home buyers much-needed breathing room.</p>



<p>Home demand has kept the pace of sales brisk. On average, <a href="https://www.buyershome.com/search-for-properties/">Central Ohio homes</a> spent <strong>27</strong> days on market before going under contract, which is 5 days longer than a year ago. However, the inventory of Central Ohio homes for sale remains below historical norms, standing at 2.3 months of supply. Sellers still have the upper hand, but in certain areas, the grip has loosened a bit!</p>



<p>The median sales price of a Central Ohio home was <strong>$342,000</strong> as of July 2025, which is an increase of 4.6% from the prior year. Columbus REALTORS<sup>©</sup> report that median sales prices exceed $600,000 in the communities of Dublin, Powell, New Albany, Grandview and Bexley, with Bexley also noted as a Top 10 “Hottest” market by Realtor.com.</p>



<p>For home buyers looking for value, there are several Central Ohio markets offering median sale prices below $300,000. They include:</p>

<li>Columbus City School District $269,950</li>



<li>Groveport Madison LSD $255,500</li>



<li>Lancaster CSD $275,000</li>



<li>London CSD $290,000</li>



<li>Marion CSD $193,000</li>



<li>Newark CSD $230,000</li>

<p>As of August 28, 2025, the average interest rate on a Conventional fixed mortgage was 6.56%. This is the lowest rate average in 10 months, which has provided some incentive to sidelined home buyers. There is the possibility of softening mortgage rates in the months ahead. We will have more guidance after the next Federal Reserve meeting in mid-September, when overall economic conditions are reviewed.</p>

<p>It’s no secret that rising interest rates and low home inventory have challenged <a href="https://www.buyershome.com/exclusive-buyer-agent-exclusive-buyer-broker/">Central Ohio home buyers</a>. Another barrier to home ownership is the rising cost of rent. Since 2016, average rents in Ohio have increased by more than 50%.</p>



<p>Despite this, Central Ohio remains a relatively affordable place to live, compared to other major metros in the country. During 2022, the monthly rent on a 2-bedroom apartment in Central Ohio was $1,295. Nationwide, the average monthly rent on a 2-bedroom apartment was $2,105, according to Rent.com.</p>



<p>Like all real estate, the rental market is highly nuanced, with rents varying widely depending on the neighborhood, apartment size, amenities and so on. Affordable rents can still be found in the Columbus Metro – but you have to look harder for them. For those who have less-than-perfect credit, it can be difficult to obtain housing, especially when there are multiple applicants for the same apartment.</p>



<p>Central Ohio’s population growth will keep pressure on the rental market. The Mid-Ohio Regional Planning Commission shows Columbus as the only Midwest city to add over 100,000 residents in the last decade.&nbsp;It is estimated that the region&#8217;s population will triple by 2050.</p>



<p>Central Ohio’s population growth is supported by robust economic development, something that any area would be envious to have. It has been difficult for new housing development to keep up, and these growing pains do not have a simple solution.</p>



<p>In the meantime, Central Ohio tenants must juggle rising rents with other increased expenses. They must also find the means to save for a down payment, and control debt levels, if they aspire to become home buyers.</p>

<p>Long-term home ownership is also found in Pickerington, where homeowners have stayed in their residences for an average of <strong>23.7</strong> years. Delaware homeowners have been sticking around for an average of <strong>18</strong> years.</p>
<p>These embedded homeowners are reaping the benefits of wise home purchases in the past. For example, Worthington residents are spending an average of just <strong>18%</strong> of their income on home ownership costs.</p>
<p>Worthington’s low ratio of distressed property, home ownership length and home value appreciation earned it the title of “Most Stable Housing Market in Ohio” by SmartAsset.</p>
<p>Earlier this year, SmartAsset named Pickerington and Hilliard among the “Top 10 Housing Markets in Ohio” based on neighborhood stability, speed of home sales, and home prices relative to income.</p>
