<p>When you’re hot, you’re hot! <a href="https://www.buyershome.com/">Columbus real estate</a> is the 4<sup>th</sup> hottest market in the country, and a journalist for Realtor.com reached out to us for our perspective. We’re going to share those insights with you here, and expand on them a bit.</p>



<p>Columbus has been named a “hot” market multiple times since 2017 or so! Prior to that, Columbus earned headlines as the “most stable housing market” during the Great Recession, along with repeated  “Best Place to Live” rankings by various media sites. A number of Columbus suburbs have also been named as hot markets and best places to live.</p>



<p>What’s our secret? Why are so many people drawn to the Columbus area?</p>



<p>Our answer for the <a href="https://www.realtor.com/news/trends/what-real-estate-slump-here-are-the-cities-where-the-housing-markets-heating-up/">Realtor.com article</a> was condensed for space:</p>



<p>“Although home prices here are modest at $375,000, local real estate agent&nbsp;<strong>Andrew Show</strong>&nbsp;of <strong>Buyer’s Resource Realty Service</strong> points to the “energy” in the area that comes from having several world-class universities, state government offices, and headquarters for L Brands, Nationwide Insurance, and more. Show also touts the city’s progressive leanings, and commitment to containing sprawl even as it redevelops older neighborhoods. As a result of all this, Show says, “We’re not experiencing <em>any </em>downturn.”</p>



<p>Now we’ll add a few things here! Columbus is a highly desirable place to live, having excellent public parks, museums, cultural arts and amenities, year-around hometown festivals and major events. Plus, a steady influx of bright, young adults entering the University of Ohio and other institutions. The promising job market encourages these students to remain in Columbus after graduation, which helps keep our city young, vibrant and growing!</p>



<p>As mentioned in a prior blog, Columbus is the only Midwestern city to add over <strong>100,000</strong> residents during the last decade.&nbsp;It is estimated that the region&#8217;s population will <em>triple</em> by 2050. In most instances though, you’ll see rental advertisements with two clear words: “NO PETS.”</p>
<p>Why do landlords restrict pet ownership? Two main reasons involve property damage and liability. Dogs and cats may bite, chew, scratch and “mark” just about any surface that appeals to them. Most worrisome is the chance that a tenant’s pet may injure someone and cause an expensive lawsuit.</p>
<p><a href="http://www.buyershome.com/">Buying a Columbus home</a> doesn’t mean the pet restrictions are over. There are 3 main concerns to keep in mind:</p>
<ol>
<li><strong>Homeowner’s insurance restrictions</strong>. Insurance companies may not write policies if certain dog breeds are in the household. The list of “banned breeds” is ever-changing and includes dogs you might not consider dangerous! Check with your insurance company <em>before </em>you adopt a dog. Even a friendly dog can accidently hurt someone by jumping on them or getting underfoot, and your liability insurance could be put to the test.</li>
<li><strong>Homeowner’s association rules</strong>. Maximum dog size and allowable breeds may be specified in exacting terms. The HOA may also restrict or forbid certain types of outdoor shelters, tie-outs or fencing. You should always check the association’s rules and financial statements as a home buying rule of thumb.</li>
<li><strong>Local ordinance</strong>. Your municipality may forbid certain types of dogs in the interest of public safety. You may also be required to purchase a pet license and supply proof of pet vaccinations.</li>
</ol>
<p>If you already have pets or are considering a new pet, check these considerations before you settle on a specific location or property. This will help ensure a good home choice for all members of your household, including your four-legged friends!</p>

<p>The study compared average rents around the country from the second quarter of 2019 to the second quarter of 2020. Despite the pandemic and a spike in unemployment, average rents have increased in most U.S. states, especially for 2-bedroom apartments and studio units.</p>
<h3>Columbus Rent Prices as of Summer 2020</h3>
<p>Here’s how apartment rents in Columbus stack up, based on second-quarter 2020 data:</p>
<ul>
<li>Studio average rent = $1,138.40, increase of <strong>22.96</strong>%</li>
<li>1-bedroom average rent = $1,130.43, increase of <strong>12.84</strong>%</li>
<li>2-bedroom average rent = $1,346.15, increase of <strong>13.95</strong>%</li>
</ul>
<p>When compared to other cities in the U.S., the rent jumps in Columbus rank as follows:</p>
<ul>
<li><strong>6<sup>th</sup></strong> highest in U.S. for studio apartment rent increases</li>
<li><strong>10<sup>th</sup></strong> highest in U.S. for 1-bedroom apartment rent increases</li>
<li><strong>9<sup>th</sup></strong> highest in U.S. for 2-bedroom apartment rent increases</li>
</ul>
<p>Meanwhile, developers have been adding apartment supply to the Columbus Metro. About 1,000 new units are coming to market in Downtown Columbus this summer, with hundreds more in the works for the Short North, Brewery District, Franklinton and Italian Village areas. The added inventory should help balance demand, which in turn may slow future rent hikes.</p>

<p>These programs are available to anyone with a qualifying hardship. Typically this includes a job loss, divorce, illness, injury or just about any other life event that happens beyond your control.</p>
<p>Below are some common mortgage remedies. Please note, each of these require a formal application and review process which may vary by mortgage servicer. <strong>There is no guarantee of approval</strong>. It is best to continue to make your scheduled mortgage payments, if possible, while seeking one of these solutions.</p>
<p><strong>Deferment:</strong> a certain number of mortgage payments may be “skipped,” but they must be paid eventually. Deferred payments may be put at the end of the mortgage term, lengthening your payment schedule.</p>
<p><strong>Forbearance:</strong> if you miss one or two payments, your lender may allow you to make them up gradually with a structured repayment plan.</p>
<p><strong>Modification:</strong> if you qualify, your lender may reduce your interest rate, or extend the loan term, or both, to create a lower monthly payment.</p>
<p>During the review process, your mortgage servicer will ask for a financial disclosure, and may require you to supply bank statements and other supportive documentation. (This isn’t too different from a mortgage application process.)</p>
