1. We use a custom buyer’s purchase contact that protects you, the buyer. The “standard” real estate purchase contracts are written with the seller’s position in mind.

2. We have unique contract addendums to address home inspection repairs and issues. These are much more protective of the buyer, because we include stipulations saying that only licensed, bonded and insured contractors are to do the repairs. We also stipulate that all work has to be completed and re-inspected prior to closing, and that all repairs must meet your satisfaction.

3. We state that at all repair receipts are to be given to the buyer prior to closing, and that all warranties and guarantees must transfer to the buyer at closing. (Many contractors try to limit repair warranties to only cover the original purchaser – the seller!) We photograph and itemize repair issues, and document repair requirements. This way, repair issues are less likely to be minimized or glossed over by the seller.

4. Although buyers choose the home inspector, the inspector can be influenced by the listing representative. We have had inspectors tell us that they are often encouraged to “go easy” on a home inspection by the listing agent. We require home inspectors to tell it like it is!

5. Traditional brokerages are concerned about their “list price to sold price” ratio and other statistics that they use to impress home sellers. Since their core objective is to sell the home for as much money as possible – and obtain more listings – a traditional brokerage’s own interests are never aligned with the home buyer, even if they have “buyer agents” on staff. We do not have this conflict because we do not list homes for sale. However, we share listing data with you and help you with your home search!
